Ready to lease your first office or store, or open an additional location?

Here are 3 very important items that business owners forget time after time!

1) BE AWARE: The super-nice Landlord’s Agent CANNOT offer you the best terms. When 
you call on that “For Lease” sign in the window, realize the relationship you are stepping into! If the Leasing Agent gave you the best deal possible, that would be disloyal to their boss, the landlord, and they’d be breaking serious ethics rules. (Their very honesty PREVENTS them from offering you the best deal. They could even lose their license.) For the same reason, they also can’t show you other properties that might be a better choice, including anything “off-market” which may be coming available. Unless you have a broker working for YOU (ideally with a signed Tenant Representation agreement), you must invest the time to check with all the listing sources available – and dig for “off-market” properties also.

2) STANDARD OFFICE LEASES ARE NOT SAFE-TO-SIGN: It's critical that you review every clause in the proposed lease and consider it a Negotiable Item.The landlord’s Standard Lease always has clauses that should be changed or removed, even when they say this is their “standard lease that everybody signs”. It never has clauses that protect the Tenant. Make sure the Lease is reviewed by an expert, and many very important changes will be made which will limit your liability and minimize your risk to various circumstances.

3) GIVE YOURSELF ENOUGH TIME: Searching for space. Negotiating the deal. Drafting the documents. Pricing improvements. Drawing up plans. Obtaining construction permits. Building out the interior improvements. It can take 6 months easy! Commence your space search and your lease negotiations as soon as possible, and plan for a potentially lengthy process. Giving yourself enough time is the the only way to keep the leverage you need to get the best deal.
